What to Expect on Closing Day of your New Home

Are you purchasing a home in the Ocean Isle Beach area and aren’t sure what to expect on the day of closing? Many families want to know where their closing date will be and where will the closing take place? People who are buying a home for the first time may have many questions to ask as they prepare to settle into their new life as a homeowner. Let’s look below at what you can expect on the day you close on your new home.

 

Where Will the Closing Take Place?

For many of our clients, we are often asked after an offer has been accepted is ‘Where will the closing be?’ Closings are generally held at lawyers’ offices or they can be held at the title company that issued the title policy for the house. This can be a very neutral place that does have access to technology so the documents can be signed and verified. You will be told where the closing will be at by your real estate agent once a date is confirmed.

 

Who Will be at the Closing?

We understand that knowing who will be at the closing is a very important thing. The buyers, sellers, lawyer, both Realtors will be at the closing. The mortgage lender may be there at the time of the closing so it can be a full table if everyone is there. Most times however it will be a small group at the time of the closing. There may be times where the buyers and sellers will go into the room at different times depending on the situation. If you have children, you can bring them along, but the process may be a little too long for the younger ones to sit through it.

 

What Will We Sign?

Many new homeowners want to know what they will be signing on the day of closing and this is the important part. You’re closing documents will consist of the buyer’s packet and the seller’s packet. Normally the sellers will be the first to sign the paperwork as they normally have the least number of documents to sign. This process is the quickest of the whole day for everyone. Next up, it will be your turn to sign the documents. This is where you the buyer will go through each document and either initial or sign on the dotted line.  

Soon it will be time to shake hands with the Realtors, Lawyer, and the other party and you will be a new homeowner. A lot of the time, you may be able to then speak with the seller to know a little more about the neighborhood and more. You will have your keys in hand, copies of the signed closing documents as you leave to head over to your new home. Prepare Your Home for Thanksgiving Day

For many, Thanksgiving is the official start of the holiday season and it will be here before you know it. Next week to be exact and if you haven't started to prepare your home for the day, then allow us to help you. We at Remax at the Beach know that the holidays can be stressful, but this year will be different. We have several tips on how to prepare your home for Thanksgiving Day and to help make it a stress-free day with family and friends. 

Get Prepared

Getting prepared and planning ahead is the best way to get the holidays started. If you know how many people are coming for dinner, we suggest make a shopping list for all the supplies you will need to purchase. Shopping early for the menu items can not only help you stay on task, but it will also help with being able to find the best turkey. Clean the fridge and freezer out because you want to make sure that you have room for that turkey. Bake the pumpkin pies a few days early and be sure you have enough whipped cream. Being prepared can not only help you be organized but can also make for a stress-free day!

Clean Out the Closets

Even though you have a home at the beach, it does get a little chilly out at night and your guests may need a jacket. If you have a coat closet in your home, then plan ahead and clean it out. Having more than one coat in the closet per person can be a little excessive, so take the extras out and leave enough space for your guests. Use bedroom closets to hang the extra coats in for the time being or at least until the holidays are over. 

Prepare the Guest Room

If you have any friends or family who will be staying with for a few nights, you will want to make sure the guest rooms are ready to go. It's always a good idea to make sure that the space they will be staying in is clean and welcoming. Make sure you have clean linens on the beds, the room is vacuumed and those dust bunnies are gone. Leave clean towels in the bathroom for your guests to use while they are staying with you. If you have a wi-fi password, leave a card on the nightstand with the login information. Make each room inviting for them to come stay with you more often throughout the year. 

Clean Your Home

We all know that cleaning your home can sometimes be the most stressful thing before the holidays. You want to have your home in perfect condition for those who visit, but it's not about how spotless your home is. Enlist some help when it comes to cleaning the house such as your children or even your spouse. We know that your family won't judge you if your house isn't perfect. As long as your home is vacuumed, dusted and presentable that's all that matters. Add some decoration to the house like fresh flowers in a vase, the dining room table decorated nicely for dinner or a blanket folded nicely on the couch. Make your home inviting for those who come to visit on Thanksgiving Day.

Feng Shui For Beginners

Whether you’ve been in your home for years or you just moved into a new home in Brunswick County, we have some fascinating information to share for beginners of Feng Shui. There are believers of Feng Shui and there are non-believers, or as we like to call them, not-yet-believers. 

Whether you believe in it or not, if you're planning on spring cleaning why not rearrange your furniture for a change? You just might be surprised how the energy of your home could change by moving even one piece.

 

Rearranging the Living Room

For many people, the living room or family room, as some call it, is the heart of the home. The flow of energy in the living room is essential to the overall energy of the family that lives there. To create a cozy, nurturing space, start with a seating area where it’s super easy to connect and relax together. Arrange the couch and chairs close together for easy conversation without having to talk loudly to be heard.

 

Place your couch against a wall if possible. Feng shui tradition says this anchors the piece, providing a feel of security and safety. If floating in the center of the room is your only option, mimic the anchoring effect by arranging a console and a pair of robust floor lamps behind your couch.

Keeping the Romance Alive

A master bedroom should be a safe haven — a place for intimacy, relaxation and sleep. Maximize the romantic energy by decluttering the space then keeping it that way. Leave electronic devices in another room to avoid being woken up by notifications or bringing work to bed with you.

 

Less Can Be More

Aim for a minimalist look in your home by eliminating any unnecessary furniture in your bedroom especially. Place the bed as far from the door as possible. This offers a commanding position with a clear view of the entrance, which helps you feel safe and secure. If there are lights and noises in the other rooms that can disturb your sleep at night, get in the habit of closing the door before you get into bed.

 

When You’re Expecting a Baby

When choosing a room for your baby, Feng Shui tradition favors the baby's room at the heart of the house. Choose a bedroom toward the center of the home. Make sure it's not over a noisy area of the house, like the garage, kitchen, or facing a noisy street. When choosing where to place the crib, it's more favorable to place the headboard of the crib against a wall than the side of the crib; this allows for better flow and balance of energy. It should be at the farthest point from the door, but not under a window or floating in the middle of the room. 

When you want to paint the nursery, know that colors matter. Avoid using bright, energetic colors like red or yellow and depressing shades of gray or black. Instead opt for soft, soothing shades of blue, green, plum, pink or beige. Avoid excessive use of patterns, as these can hinder the calming energy in your baby's environment.
